Land Flooding – What Would You Do?
When a category 5 hurricane approached the South Carolina coast, local officials sent out an emergency warning that the riverbanks would soon overflow, likely flooding nearby homes and land. They ordered everyone in the coastal villages and towns to evacuate immediately.
An old preacher heard the warning and decided to stay, saying to himself, “I will trust God and if I am in danger, then God will send a divine miracle to save me.”
The neighbors came by his house and said to him, “We’re leaving and there is room for you in our car, please come with us!”
But the preacher declined. “I have faith that God will save me.”
As the preacher stood on his porch watching the water rise up the steps, a man in a canoe paddled by and called to him, “Hurry and come into my canoe, the waters are rising quickly!
” But the preacher again said, “No thanks, God will save me.”
The floodwaters rose higher pouring water into his living room and the preacher had to retreat to the second floor. A couple of DNR Game Wardens came by in their motorboat and saw him at the window. “Preacher, we will come up and rescue you!” they shouted.
But the preacher refused, waving them off saying, “Use your time to save someone else! I have faith that God will save me!”
The flood waters rose higher and higher and the preacher had to climb up to his rooftop.
A U.S. Coast Guard helicopter spotted him and dropped a rope ladder. A rescue officer came down the ladder and pleaded with the man, “Grab my hand and I will pull you up!”
But the preacher STILL refused, folding his arms tightly to his body. “No thank you! God will save me!”
Shortly after, the house broke up and the floodwaters swept the old preacher away into the cold, dark water and he drowned.
When he got to Heaven, the preacher stood before God and asked angrily, “I put all of my faith in You. Why didn’t You come and save me?”
And God said, “My Son, I sent you a warning. I sent you a car. I sent you a canoe. I sent you a motorboat. I sent you a helicopter. What more were you looking for?”
I think about this story a lot when I reach out to land owners who have contacted me and expressed an interest in selling their vacant land; we talk; I listen to their “story”‘ as to “why” they want to sell their land; I gather a little information about their land and make the Owners a FAIR, FIRM, WRITTEN CASH OFFER for their land… but, they usually ….usually “procrastinate” about making a decision.
They “want to think about it”. (Which is fine)
But, weeks later, most owners never even bother to return my call (or even make me a counter offer).
I am reminded of the preacher who had several opportunities and can’t help but wonder to myself:
“What more were they looking for?”
Selling land can be hard enough but when you add hurricanes, heavy rains and land flooding ….it can seriously affect a landowners ability to sell his/her vacant land!
Land Flooding can make getting a PERC TEST ALMOST IMPOSSIBLE!
If you are thinking about selling your vacant land, please don’t be like the old preacher who didn’t recognize what was right in front of him. I hope that you will take this opportunity to talk with me about your vacant land.
I’m serious about buying land. I promise you that I am the most serious land buyer that you will come in contact with this year; I can save you thousands of dollars in permits, surveys, perc tests, title searches, attorney fees, closing costs, real estate commissions, etc.. but, only if you give me a chance.
